Job summary

Barge Properties in Texas is seeking a dependable Lead Maintenance Technician to oversee daily maintenance operations, perform preventative maintenance on HVAC, plumbing, electrical systems, and ensure apartments are move-in ready and compliant with safety standards.

The ideal candidate has strong technical knowledge, leadership skills, and the ability to respond quickly to resident service requests; on-site role with 40+ hours, on-call rotation, and occasional travel to surrounding communities.

Qualifications

• EPA and HVAC certification required.
• Strong knowledge of HVAC systems, plumbing, electrical systems, and general building maintenance.
• Proven ability to diagnose and resolve maintenance issues quickly and effectively.
• Valid driver's license and reliable transportation required.
• Ability to lift up to 50 pounds and work at elevated heights.

Responsibilities

• Oversee daily maintenance operations and support the overall upkeep of the property.
• Perform preventative and routine maintenance on HVAC systems, plumbing, electrical systems, appliances, and building structures.
• Diagnose and resolve maintenance issues efficiently to minimize downtime and disruption.
• The only maintenance person on site - handling trash outs and move readiness.
• Respond promptly to resident maintenance requests and ensure timely resolution.
• Maintain compliance with safety procedures, building codes, and regulatory requirements.
• Develop and maintain a preventative maintenance schedule to reduce future repairs and extend equipment life.
• Assist with unit turns, ensuring apartments are cleaned, repaired, and move-in ready on schedule.
• Maintain maintenance logs, work orders, and documentation using maintenance management systems when applicable.
