Job summary

Vicinia Property Management is seeking an on-site Community Manager with HUD experience for properties in Tennessee and Georgia. The role focuses on maximizing NOI, maintaining the asset, and providing a quality living environment for residents.

You will supervise staff, lease apartments, monitor marketing, and ensure compliance with company policies. This is an on-site, full-time position requiring a high school diploma and HUD experience.

Qualifications

• High school diploma or equivalent required.
• Valid driver’s license with reliable transportation and active auto insurance.
• Minimum 1 year residential property management experience with supervisory responsibilities; 2+ years preferred.
• HUD experience required.
• Excellent communication, organizational, and leadership skills.
• Prefer sales/multi-family leasing experience and/or hospitality industry experience.
• Marketing and budgeting experience preferred.
• Computer literacy with property management or accounting software.

Responsibilities

• Provide information about apartments and the community to prospective residents and schedule visits.
• Lease apartments at established rental rates as directed by VP of Operations.
• Prepare and assist with leasing paperwork (applications, leases, addenda, checks).
• Collect security deposits, rent and funds; safeguard monies per policy.
• Monitor marketing effectiveness and assist with promotions and ads.
• Strive to meet or exceed resident satisfaction benchmarks.
• Maintain knowledge of rent, pricing, market comps, vacancies, and renewals.
• Inspect vacant apartments to ensure market-readiness and complete repairs within 7 days.
• Train, supervise, and evaluate on-site staff; conduct annual reviews.
• Lead staff meetings and participate in management meetings as scheduled.
• Develop team that positively represents Vicinia properties and community relations.
• Coaches staff on on-site tools and completes market surveys regularly.
• Oversee leasing training programs and compliance with company policy.
• Process notices and demands for delinquent residents and uphold lease terms.
