Legacy Partners is seeking an experienced on-site property manager for a Colorado Aurora multifamily community. You will oversee daily operations, lead a team, manage budgets, and ensure compliance with fair housing and safety standards.

The role requires strong leasing and resident relations skills, with availability for on-call emergencies and a Monday–Friday schedule. This full-time position offers comprehensive benefits and opportunities to optimize occupancy and financial performance.

Qualifications

• Experience leading on-site teams in property management or multi-family communities.
• Strong understanding of fair housing laws and compliance requirements.
• Ability to manage budgets, payroll, and leasing KPIs.

Responsibilities

• Manage all phases of the operation of an apartment community, including general administration and maintenance.
• Direct and control personnel and resources to keep the community in good physical condition and within owner directives.
• Ensure adherence to company policies, fair housing laws, rent collection, leasing, and property maintenance.
• Oversee property budget, expenses, payroll, and leasing performance; monitor collections and financial reports.
• Collaborate with Marketing to maximize occupancy through advertising and outreach.
• Address resident concerns, oversee move-ins/move-outs, and maintain customer satisfaction.
• Conduct regular property inspections and safety meetings to ensure compliance.
• Prepare reports on budgets, occupancy, market trends, and performance.
