Job summary

RPM Living is seeking a Maintenance Manager to coordinate with the Community Manager and Assistant Manager to maintain property interior and exterior to RPM standards, while staying on or below budget. The role aims to increase net operating income and resident retention through timely, safe repairs.

The position requires leadership of maintenance staff, budget oversight, and preventive maintenance planning, with after-hours on-call responsibilities and OSHA safety adherence.

Qualifications

• High school diploma or GED – Preferred
• Two years of multifamily maintenance experience and/or training
• At least one year of supervisory experience – Preferred
• EPA certification required
• Microsoft Office Suite, Project Management skills

Responsibilities

• Supervise and ensure the proper maintenance of the property and grounds.
• Maintain the property's operating budget and secure competitive bids for supplies and services.
• Process purchase orders (POs) and invoices to keep costs under control.
• Review and prioritize work orders to ensure timely completion and resident satisfaction.
• Oversee maintenance, cleanliness, and safety, ensuring compliance with fire and safety codes and safety inspections.
• Troubleshooting and repair HVAC, electrical, and plumbing systems as needed.
• Liaise with property manager, respond to emergencies, and maintain records.
• Mentor and train maintenance team members to enhance skills and knowledge.
