Job summary

The Waterford Association in Englewood, CO seeks an On-Site Property Manager to oversee a 116-unit luxury community. You’ll lead daily operations, resident services, onsite staff, vendors, and Association priorities, reporting to the Portfolio Manager.

The role requires 5+ years in property management or hospitality leadership and strong communication. CAM preferred; English fluency essential. Full-time, exempt, with competitive pay and benefits.

Qualifications

  • Bachelor's degree or 5+ years of relevant property management, hospitality, or residential operations leadership experience.
  • Experience leading employees and coordinating vendors or contractors in a service-focused environment.
  • Strong written and verbal communication skills with residents, employees, vendors, leadership, and Boards of Directors.
  • Working knowledge of Microsoft Word, Excel, Outlook, and property/building management systems; BuildingLink or similar software is helpful.
  • CAM designation preferred, or willingness to obtain after hire.
  • Spanish language skills are a plus.

Responsibilities

  • Lead the day-to-day operations of the community, creating a well-run, welcoming environment for residents while ensuring Association priorities are carried out consistently.
  • Guide and support Front Desk staff and the Chief Building Engineer through clear expectations, scheduling, coaching, performance management, and coordination of training.
  • Oversee building operations through regular property inspections, timely work-order follow-up, preventive maintenance coordination, and prompt escalation of safety, maintenance, or operational concerns.
  • Manage vendor and contractor performance, scheduling, service quality, contract compliance, purchasing, invoice review, and operational follow-through.
  • Review monthly financial statements for accuracy and reasonableness, partnering with Accounting to resolve discrepancies, coding issues, and variances before Board review.
  • Serve as the primary onsite liaison for residents, responding professionally to questions, concerns, Association policies, move coordination, access needs, and community communications.
  • Prepare clear monthly management reports and operational updates for the Portfolio Manager and Board of Directors, including maintenance activity, incidents, violations, projects, and other significant matters.
  • Maintain accurate Association records, owner and resident information, security credentials, incident documentation, policies, procedures, and required correspondence.
  • Coordinate Association communications, website updates, notices, newsletters, meeting materials, and new-owner orientations as directed by the Portfolio Manager or Board.

On-Site Manager - Luxury Residential

About the Role

As the On-Site Property Manager at The Waterford Association, you'll lead the day-to-day operations of a 116-unit luxury residential community, overseeing resident services, building operations, onsite staff, vendors, and Association priorities. You'll serve as the connection point between residents, the Board of Directors, the Portfolio Manager, and the onsite team - making sure the community operates smoothly and residents receive the level of service they expect.

This role reports to the Portfolio Manager and provides leadership to Front Desk staff and the Chief Building Engineer. Success requires a strong balance of hospitality, operational judgment, financial awareness, communication, and follow-through.

Job Location: The Waterford Association - 1900 E. Girard Place, Englewood, CO - 116 units

Pay Rate: $75,000-$80,000 annually

Schedule: Monday-Friday; occasional after-hours or weekend availability may be required based on property needs

Employment Status: Full-Time, Exempt

Start Date: Immediately

What You'll Do

About You

You're a hands-on property leader who can move comfortably between resident service, people leadership, building operations, financial review, and Board communication. You stay organized, communicate clearly, and know when an issue needs immediate attention versus thoughtful follow-up.

  • Comfort reviewing financial information, invoices, budgets, and operational reports.
  • CAM designation preferred, or willingness to obtain after hire.
