Job summary

The Breeden Company, Inc. is seeking a Service Manager for our Chester, VA community. This on-site role leads the maintenance team and oversees on-site operations, safety, budget adherence, and quality of life for residents.

Responsibilities include recruiting and training staff, coordinating preventive maintenance, managing make-ready processes, ensuring compliance with housing laws, and maintaining high physical standards at the community. Evening/weekend hours may be required.

Qualifications

• Three (3) years minimum experience as a Maintenance Supervisor in a multifamily apartment setting or equivalent industry.
• HVAC and EPA certification required.
• Strong technical knowledge of building systems (electrical, heating, etc.).
• Knowledge of health and safety practices and regulations.
• Understanding of budgeting and performance management.
• Excellent planning and leadership abilities.

Responsibilities

• Recruit, hire and train qualified applicants for the team.
• Maintain a professional and positive attitude towards residents and all team members.
• Comply with operating and safety policies and procedures.
• Adhere to federal, state, and local laws pertaining to the operations of the community and fair housing.
• Respond within 48 hours to service requests.
• Follow up on all service requests to ensure quality of customer service.
• Maintain high standards of the physical condition of the community.
• Maintain an ongoing preventive maintenance plan for the site.
• Coordinate with the property manager the maintenance schedule for contractors for the make-ready process.
• Manage and inspect all make-ready inventory for move-in quality and company standards.
• Possess inventory control to assist in budget achievement.
• Identify training and motivation needs for staff.
• Maintain good communication and listening skills.
• Uphold company policies, goals, and values.
