Job summary

Aperto Property Management, Inc. is seeking a skilled Maintenance Lead to join our Morgan Hill communities. You will troubleshoot and repair plumbing, electrical, HVAC, and carpentry systems to keep properties in excellent condition and safe for residents.

You’ll conduct inspections, manage work orders, and support turnover projects, with an option to live on-site. A hands-on leader will thrive in our fast-paced, team‑oriented environment.

Qualifications

• 2+ years hands-on maintenance experience in multifamily housing.
• Proficient troubleshooting of plumbing, electrical, HVAC and carpentry.
• HVAC and EPA certifications are a plus.
• Experience with 100+ unit communities is preferred.

Responsibilities

• Perform general maintenance duties (plumbing, electrical, HVAC, carpentry, appliance repairs).
• Respond to maintenance requests promptly and prioritize work orders.
• Conduct regular property inspections and address issues early.
• Ensure safety protocols and health regulations are followed.
• Assist with turnover repairs and prep of vacant units.
• Collaborate with property management for efficient operations.

What You'll Do:

What We're Looking For:

• 2+ years of hands‑on maintenance experience in multifamily housing or a similar environment.
• Proficient in troubleshooting and repairing plumbing, electrical, HVAC systems, and general carpentry.
• Experience with HVAC certification, EPA certification, or other relevant maintenance credentials is a plus.
• Experience with over 100+ unit communities.
• Strong problem‑solving skills and attention to detail.
• Ability to prioritize tasks and work effectively in a fast‑paced environment.
• Excellent communication skills and a team player mentality.
• Weekend and periodic call‑backs required. Availability to participate in on‑call emergency rotation and respond to emergencies after hours.
