Job summary

Hines is seeking an Operations Engineer to operate and maintain building systems at a Columbus, OH property. The role involves responding to tenant requests, performing preventive maintenance on HVAC, electrical and plumbing, and coordinating with the operation staff to ensure reliable facility performance.

You will work under the Engineering Manager, applying knowledge of HVAC controls, safety procedures, and building mechanical systems to optimize uptime.

Qualifications

• Minimum high school diploma or equivalent.
• Two years commercial HVAC or related experience; building operations preferred.
• Ability to interact with employees, visitors and contractors with poise and diplomacy.
• Successful completion of Hines Engineering Training program for Building Engineer.
• Proficient with basic hand tools and power tools; read instructions and manuals.

Responsibilities

• Provide prompt and courteous response to tenant requests.
• Maintain professional relations with contractors and tenants.
• Perform preventive maintenance and repairs on mechanical, electrical, plumbing and HVAC systems.
• Make adjustments to HVAC equipment to meet operating criteria.
• Troubleshoot and repair building components including lighting, electrical and plumbing systems.
• Maintain operation logs and comply with safety and environmental regulations.
• Participate in required training and seminars.
• Follow emergency procedures and assist with evacuations and coordination with authorities.
