We are seeking an experienced On-Site BIM Coordinator for an 11-month assignment on a high-tech semiconductor fabrication plant (fab) project in Oregon. This is a direct-hire, salaried position for the duration of this project phase, which will work closely with Century 3’s Construction Management and Engineering teams. In this role, you will live and breathe the job site trailer, working directly with mechanical, electrical, and process piping (MEP/P) trades. High-tech manufacturing facilities require extreme spatial precision for complex chemical, gas, and ultra-pure water systems. You will ensure the physical site installation matches digital models to prevent costly field re-work.
High-Tech Trade Coordination: Lead daily on-site clash detection and resolution meetings with sub-contractors, focusing heavily on dense process piping, cleanroom layouts, and heavy electrical infrastructure.
Field Verification & Laser Scanning: Walk the project site daily to audit progress against the master federated model using 3D laser scanners and tablets.
Model Management: Maintain and manage the live project model environment via Autodesk Construction Cloud (BIM 360), ensuring all structural and MEP updates are synchronized. Includes integrating multidisciplinary models (Architectural, Structural, MEP) into a single federated model. Set and maintain the shared project coordinate system and origin point across all linked models.
Support Prefabrication Workflows: Collaborating closely with trade shops to sign off on clash-free zones, enabling rapid off-site prefabrication and safe, efficient on-site installation.
Progress Tracking and Reporting. Track model-based progress against project milestones (30/60/90 DD, IFC issue, handover) and maintain risk log tying model conflicts to schedule and cost impact.
As-Built Validation: Track and log all field-directed design changes to ensure the facility's final digital twin perfectly matches the physical build for owner handover.
Quality Assurance: Conduct routine model health checks and audits to ensure compliance with project deliverables for KPI’s and Client’s requirements.
Training & Support: Provide technical support and training to project teams regarding BIM software and workflow efficiencies.
Closeout and Record Documentation. Compile final models, COBie or asset data, and Record Drawing documentation at project closeout.
The above description covers the principal duties and responsibilities of the position. It shall not be construed as a complete listing of all miscellaneous, incidental, or similar duties that may be required based on changing project conditions and operational needs
Work will be performed on an active construction site, semiconductor manufacturing facility, cleanroom. Appropriate personal protective equipment (PPE) must be worn in accordance with Century 3, client, regulatory, and project requirements.
This position requires regular and sustained field presence and the ability to perform the essential functions of the position, with or without reasonable accommodation. Essential functions include routinely walking active construction areas; standing for extended periods; navigating uneven surfaces, stairs, ladders, and temporary access routes; accessing elevated and congested work areas; working indoors and outdoors in varying environmental conditions; wearing required PPE; and safely accessing areas necessary to inspect and assess progress of construction activities. The BIM Coordinator must be capable of maintaining situation awareness, communicating effectively with project personnel, responding to changing field conditions, and safely performing required field responsibilities within an active construction and operating facility environment.
Experience: 3 to 6 years of VDC/BIM coordination experience with extensive background in AEC (Architecture, Engineering, and Construction). Experience in semiconductors, data centers, or heavy industrial advanced tech projects is highly preferred.
Certification: AGC CM-BIM (Certificate of Management-Building Information Modeling) is highly preferred.
Safety: OSHA 30 certification is a major plus.
Software Mastery: Advanced proficiency in Autodesk Revit, Navisworks Manage, and AutoCAD.
Technical Skills/Knowledge: Strong understanding of clash detection, and LOD (AIA G202 Level of Development framework) specifications. Working knowledge of IFC and COBie data exchange standards. Familiarity with Robotic Total Station equipment and digital layout verification tools is a major plus.
Communication: Exceptional ability to collaborate with both high-level design engineers and field-level foremen under fast-paced project schedules. Excellent verbal and written communication skills; ability to articulate technical data clearly to both internal teams and external stakeholders.
