American International Contractors (Special Projects), Inc. (AICI-SP) is currently seeking BIM Manager candidates to work on upcoming secure projects OCONUS. An activeU.S. Secret Level Security Clearance or the ability to obtain a secret clearance is required for this position.

PRIMARY FUNCTION:

The BIM Manager is responsible for developing and managing the project BIM Execution Plan (BEP). The BIM Execution Plan (BEP), is a BIM-enabled on-site coordination program to analyze and confirm aspects of the design in an orderly, systematic manner. It represents collaboration between the Contractor and Subcontractors, with participation by the client, and the client’s consulting AE. It shall be the primary vehicle for coordination of the work of multiple Subcontractors on- and off-compound, and in each building described in the Contract Documents. The BEP consists of the following:

  • Coordination Management
  • Coordination and Detailing Activity
  • Coordination Meetings
  • Coordination Areas
  • Coordination Schedules
  • Coordination Milestone Dates
  • Course of Execution
ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • The BIM Manager, shall have primary responsibility for developing the BEP, conducting Coordination Meetings, compositing Coordination Models, maintaining Coordination Logs, producing Coordination Drawings, executing Coordination Certification Statements, and posting Coordination submittals.
  • Includes responsibility for site and building Coordination and Detailing Activities utilizing 3-Dimensional modeling and BIM and resulting in the preparation of 2 -Dimensional Coordination Drawings, for site walls and utilities and building exterior and interior architectural, structural, mechanical, plumbing, fire protection and alarm, communications, TSS, electrical work, systems furniture and millwork, and above ceiling building systems and components.
  • The weekly Coordination Meeting shall be the primary decision-making venue for Subcontractor coordination. Therefore, the BIM Manager shall have authority to execute the BEP as necessary to achieve coordination of the project, to include directing Subcontractors in coordinating their work; alternatively, the Contractor may include in the BIM effort additional supervisory staff vested with the requisite decision-making authority. Authorities of Contractor staff shall be clearly delineated in the BEP.
  • The BIM Manager must be the main point of contact for the BIM effort for the duration of the project. BIM activities should be conducted by the BIM Manager on-site to facilitate participation by on-site personnel. After BIM activities are complete the BIM Manager is not required to be off-site. However, on-site personnel will still require on-site access to coordination models and related materials.
  • Other duties as directed by the Project Manager
KNOWLEDGE, EXPERIENCE AND SPECIAL SKILLS REQUIRED:
  • Must be authorized to work in the United States
  • Active U.S. Secret Security Clearance or the ability to obtain a secret level security clearance
  • Bachelor’s degree in Architecture, Structural or MEP Engineering, Construction Management
  • At least five years working experience in construction projects
  • Proficiency in model review, clash detection process, clash report production and 3D coordination software (Autodesk Navisworks or similar)
  • Proficiency in BIM and CAD software (Autodesk Revit and AutoCAD, or similar)
  • Familiarity with CPM scheduling software in use on the project
  • Proficiency with office productivity software (Microsoft Word, Excel, PowerPoint, or similar)
  • Experience as a BIM Manager on at least two previous projects of comparable scope of work and of a value not less than half of this project’s value. (e.g. $65 million)
  • Ability to read and interpret construction plans, drawings, and specifications
  • Proven problem-solving ability
  • Excellent planning, organizational, verbal and written communication skills
  • Detail-oriented
  • Self-motivated; little supervision needed. Ability to prioritize tasks and to manage multiple tasks and coordinate activities to meet deadlines is critical.

The job imposes a demand for physical agility and mobility, including the ability to maneuver safely throughout the work site. This position will require the use of personal protective equipment while present in active construction zones. The employee must be able to hear warning sounds and alarms, communicate effectively with coworkers and follow spoken directions. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Mental Demands:

The position requires a high degree of concentration in a busy environment. There is a substantial demand for analyzing, perceiving, comprehending, rapid decision making and exercising sound judgment to ensure individual and coworker safety in a potentially dangerous environment. Ability to follow directions and meet deadlines is critical.

The position entails working on a busy construction site overseas, generally away from the employee’s family, and in countries whose laws and social norms may be much more restrictive than in the United States.

Work involves a 60-hour workweek, 6 days a week/ 10 hours per day. Flexibility with hours/days is required. Individuals must have comfort working in a high-stress environment and be able to perform the above activities in extreme hot, cold, humid, and wet conditions depending on location and season. Exposure to construction equipment and sharp tools, including power tools, and materials. Some exposure to toxic/caustic chemicals, potential electric shock, significant heights and high noise level, including high-pitched noises. Some potential exposure to dust, fumes, smoke and airborne particles.
