Job summary

AIR Communities in Miami, FL is seeking an Apartment Maintenance Manager to lead a maintenance team and oversee all property upkeep at the community. The role focuses on responsive service, vendor management, and maintaining high resident satisfaction.

The position offers a base salary in the 105,000–115,000 USD range with a 15% target bonus, plus on-site apartment discount and comprehensive benefits. Evening and weekend work may be required.

Qualifications

• At least 3 years of experience with technical maintenance and facilities management in the property management industry.
• 1–3 years of experience leading a team of people in customer service and asset maintenance.
• Ability to work a flexible schedule including evenings, weekends, 7-day work weeks as needed.
• Ability to read, write, and speak English.
• Comfort with physical activity and moving heavy equipment.

Responsibilities

• Lead and develop a team of 10+ direct reports.
• Provide exemplary service to residents and team members.
• Manage all aspects of property maintenance including vendor relationships, service staff, preventive maintenance, apartment turns, and resident service requests.
• Communicate property maintenance and capital needs to management and ensure they are addressed.
• Ensure property follows AIR operating procedures and compliance matters, including Environmental Health & Safety.
• Manage budget to maximize ROI while maintaining quality and service.

What We Offer

AIR offers attractive compensation packages that reward performance including:

• Base Pay of $105,000k-$115,000k + 15% target bonus opportunity. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
• Quarterly Customer Service Satisfaction Bonuses. Service Managers who excel at consistently providing positive resident experiences can earnup to $250.00 per month.

What You Will Do

What You Have

• At least 3 years of experience with technical maintenance and facilities management in the property management industry.
• 1-3 years of experience leading a team of people in customer service and asset maintenance
• A reliable mode of transportation
• Ability to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs and seasonality), and on-call shifts (at least one week a month)
• Comfort with physical activity as you must be able and willing to move heavy equipment and machinery
• Ability to read, write, and speak English
