Job summary

Bradley Company in Fort Wayne, IN is seeking a Property Manager (Affordable) to oversee daily operations of affordable housing communities, drive occupancy and financial performance, and ensure regulatory compliance across HUD/LIHTC programs.

You will manage on-site resident relations, leasing, maintenance coordination, and vendor partnerships, while leading a team to deliver quality standards and resident satisfaction.

Qualifications

• High school diploma or equivalent required; higher degree preferred.
• 2+ years of progressive property management experience; HUD/LIHTC familiarity preferred.
• Experience with compliance processes and on-site teams advantageous.

Responsibilities

• Oversee daily property operations including leasing, maintenance, curb appeal, and vendor management.
• Coordinate unit turns, work orders, and preventive maintenance to support timely move-ins.
• Ensure compliance with HUD/LIHTC, Section 8, and other programs; maintain resident files and certifications.
• Prepare and review monthly reports; monitor rent collections and expenses.
• Lead on-site staff and foster teamwork; address resident inquiries and lease violations professionally.
• Collaborate with regional leadership to align with company standards and goals.
