The Property Manager (Affordable Apartment Communities) oversees leasing, maintenance, compliance, and financial performance for one or more affordable housing communities, serving as the on-site contact for residents, vendors, and regional leadership.

The role focuses on achieving occupancy targets, managing budgets, coordinating unit turns, and ensuring adherence to HUD, LIHTC, and Section 8

Qualifications

• High school diploma or equivalent required.
• 2+ years of progressive property management experience preferred in affordable housing.
• Experience with HUD, LIHTC, Section 8, or Rural Development is strongly preferred.
• Multifamily management certifications a plus (HCCP, ARM, CAM).

Responsibilities

• Oversee daily property operations including leasing, maintenance coordination, curb appeal, and vendor management.
• Conduct regular inspections to ensure safety, quality, and appearance.
• Coordinate unit turns, work orders, and preventative maintenance to support timely move-ins.
• Maintain organized property records and ensure compliance with regulations.
• Promote an inclusive, service-oriented environment that supports resident well-being and retention.
• Ensure full compliance with affordable housing program requirements (HUD, LIHTC, Section 8, Rural Development, HOME).
• Manage resident files, certifications, and recertifications on regulatory timelines.
• Prepare for MORs, REAC, file audits, and inspections in partnership with Compliance and Regional teams.
• Oversee annual reporting to meet investor, lender, and state agency requirements.
• Stay current on Fair Housing and other legal obligations.
