Job summary

Renewing Management is seeking a Work Order Specialist to handle service requests and provide excellent customer service to residents, staff, and vendors. The role involves repairing plumbing, electrical, carpentry, and drywall issues, and ensuring rapid response to emergencies at Indiana communities.

The position requires a high school diploma, 1–3 years of related experience, and a readiness to work nights, weekends, and varied weather conditions.

Qualifications

• High school diploma or equivalent is required.
• 1 to 3 years of work-related experience is required.
• EPA Universal certificate is preferred.
• Pool maintenance experience preferred.

Responsibilities

• Complete Service Requests including repairs of plumbing, electrical, carpentry and drywall issues.
• Ensure 30-minute response time to Emergency Service Requests and property disasters.
• Inspect community grounds each morning to ensure cleanliness and upkeep.
• Turn all vacant units, including painting, cleaning, and maintenance.
• Complete maintenance work orders within 48 hours of input and make-readies within 7 days of vacancy.
• Perform preventative maintenance and update maintenance records.
• Maintain records of maintenance in all units and update property software.
• Maintain tools, equipment, and replacement parts in working condition.
• Provide service and maintenance for all common areas and amenities.
• Service the community pool when applicable, including water testing and cleaning.
• Communicate with team members regarding priorities and project status.
• Coordinate special projects as directed.
• Ensure safety protocols are followed.
