Job summary

Coastal Ridge Real Estate in Bexley, OH is seeking a Maintenance Technician to keep the property well maintained and welcoming for residents. This full-time, non-exempt position reports directly to the Property Manager.

The team maintains both interior and exterior spaces, including pool areas, with a focus on safety and timely responses to service requests. The role requires hands-on skills, OSHA awareness, and a professional appearance in a community-driven environment.

Qualifications

• High school diploma or equivalent required.
• Basic English communication to interact with residents and team members.
• HVAC, electrical, plumbing, and appliance maintenance experience preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills, including maintenance management software and email.

Responsibilities

• Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs. You will participate in an on-call rotation with the rest of the maintenance team.
• Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
• Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
• Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
• Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
• Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
• Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
• Maintain the required uniform and ensure a professional and approachable appearance at all times.
• Perform other responsibilities as assigned by management.
