Job summary

Coastal Ridge Real Estate in San Jose is seeking a Maintenance Technician to keep our student housing community safe, welcoming, and well‑maintained. This full‑time, non‑exempt role reports to the Property Manager and requires responsive handling of resident service requests, turn‑overs, and routine upkeep.

You’ll work with a team to maintain exteriors and common areas, perform pool maintenance where applicable, follow OSHA and safety policies, and stay within 50 lbs lift limits.

Qualifications

• High school diploma or equivalent is required.
• Basic English communication to follow instructions and interact with residents and team members.
• General maintenance experience including HVAC, electrical, plumbing and appliances preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills to use maintenance management software and email systems.
• Strong problem-solving skills and clear communication with residents and team members.
• Lift up to 50 lbs, frequent walking; ladder use may be required.
• Must live within 30 miles of the property and have reliable transportation for on-call duties.

Responsibilities

• Ensure timely and thorough completion of resident service requests, including after-hours and emergency needs.
• Participate in an on-call rotation with the maintenance team.
• Execute unit turnovers and prepare new residents' move-ins to meet deadlines.
• Maintain exterior and common areas, ensuring a clean and welcoming environment.
• Perform swimming pool maintenance and ensure safety standards where applicable.
• Identify and address maintenance issues to minimize disruptions.
• Adhere to OSHA standards and safety policies; report hazards promptly.
• Utilize tools and supplies safely, manage inventory and equipment care.
• Collaborate with team and other departments to meet property goals.
• Maintain a neat uniform and professional appearance.
