Job summary

Bender Companies is seeking a highly motivated Maintenance Supervisor to lead on-site operations at a multi-family property in Omaha. You will supervise the maintenance team, manage service requests, coordinate vendor work, and drive preventative maintenance while ensuring resident satisfaction and asset performance.

The role requires hands-on leadership, strong communication, and the ability to balance daily tasks with long-term maintenance planning.

Qualifications

2-3 years of experience in residential maintenance, including team leadership or supervisory experience
Ability to lead and develop team members to deliver high-quality results
Strong communication skills with residents, vendors, and staff
Familiarity with safety standards and building codes, and ability to maintain compliance

Responsibilities

Create and implement daily action plans to maximize maintenance team productivity
Coordinate unit turns with vendors to ensure timely readiness
Oversee service requests, work orders, and maintenance tasks
Perform routine property inspections and preventive maintenance
Maintain records of maintenance activities, inventory, and vendor work
Collaborate with the Property Manager to meet operational goals
Participate in on-call after-hours maintenance schedule
