Job summary

True Legacy Homes is seeking an Acquisition Manager to source and close residential investments across San Diego County. The role emphasizes a hunter mindset to uncover off-market opportunities while also evaluating MLS listings.

You will build relationships with homeowners, agents, and wholesalers and manage deals from outreach through closing. The ideal candidate has 1–3 years of acquisitions experience, strong financial analytics, and a deep understanding of San Diego neighborhoods.

Qualifications

• Bachelor’s degree in real estate, business, finance, or related field.
• Master’s degree in real estate, business, finance, or related field is preferred.

Responsibilities

• Execute an acquisition strategy focusing on MLS and off-market sourcing.
• Proactively source off-market opportunities via direct outreach, agents, wholesalers, and referrals.
• Demonstrate deep knowledge of San Diego County neighborhoods and market dynamics.
• Identify and analyze MLS opportunities prioritizing value-add and below-market deals.
• Enter acquisitions into CRM and track opportunities.
• Underwrite opportunities using Excel with margin and risk analysis.
• Collaborate with PM and Design teams to scope work, budgets, and timelines.
• Conduct market research and comps to determine ARV and profitability.
• Stay informed on local market conditions, zoning, and economic indicators.
• Perform due diligence including inspections, titles, and property records.
• Negotiate purchase prices and terms with sellers and agents.
• Prepare and submit purchase contracts using ZipForms and complete offer packages.
• Oversee deals through closing and handoff to renovation teams.
• Identify wholesale exit opportunities when appropriate.
• Build relationships with agents, brokers, wholesalers, attorneys, and industry pros.
• Attend real estate meetups and investor events; track performance metrics.
