Job summary

Related Affordable seeks an Occupancy & Recertification Specialist for its Dayton, OH community. You will oversee recertification processes, verify third-party data, and ensure eligibility for continued occupancy in alignment with HUD and LIHTC rules.

Responsibilities include calculating income, assets, and rents, maintaining EIV records, and collaborating with property management to resolve resident concerns. COS certification is required; Notary is a plus.

Qualifications

• Recertification accuracy within established time frames.
• Familiarity with HUD/Public Housing/Tax Credit policies and procedures.
• Strong detail orientation with deadline-driven scheduling.
• Organizational, analytical and problem-solving abilities.
• COS certification is required; Notary Public certification preferred.
• Proficiency with housing management software (RealPage) a plus.
• Leasing license or ability to obtain within 120 days of hire.
• Passion for social action and preservation of affordable housing.
• Demonstrates accountability and proactive problem-solving while pursuing ongoing development.

Responsibilities

• Provide guidance and training to team on compliance processes and best practices.
• Maintain and update EIV binders and generate monthly/quarterly EIV reports.
• Monitor compliance with LIHTC, HUD regulations.
• Prepare documentation for audits and compliance reviews.
• Process initial, annual and interim recertifications and calculate retroactive rent.
• Determine tenant rents for annual/interim recertifications.
• Maintain detailed records of all transactions to ensure policy compliance.
• Collaborate with property management to address resident concerns about recertifications.
• Ensure timely submission of forms and documentation.
• Extensive knowledge of Affordable Housing, LIHTC, HUD, Section 8, Federal, State and Local regulations.
