Job summary

Affect Group, a New York-based general contractor, seeks an experienced Project Manager to oversee interior fit-outs and ground-up construction across NYC. You will own projects from preconstruction through closeout, ensuring quality, client satisfaction, and profitability while leading cross-functional teams.

The role requires strong communication with clients, consultants, and vendors, solid knowledge of NYC codes, and proficiency with Procore, BIM tools, and MS Project.

Qualifications

• Bachelor's degree in Construction Management or related field.
• 4+ years of project management experience with a general contractor or CM-at-Risk.
• Experience managing NYC-based projects ranging from $1M–$20M+
• Knowledge of NYC building codes and DOB processes.
• Experience leading cross-functional project teams.
• Must have or be willing to obtain 62-Hour Site Safety Training (SST) certification (sponsored by Affect)

Responsibilities

• Lead the full life cycle of construction projects from preconstruction to closeout.
• Manage scope, schedule, risk, QC, and communications.
• Conduct design reviews and constructability analyses.
• Serve as primary client contact with consultants and vendors.
• Build and mentor internal teams (APMs, engineers, field staff).
• Ensure safety and DOB/compliance.
• Oversee project financials, including cash flow and P&L forecasting.
• Lead weekly project meetings and reporting.
• Closeout, warranties, lien releases, turnover packages.
• Develop scalable systems and processes.
