Job summary

Highland Mortgage is seeking a Non-QM Underwriter in Atlanta to evaluate and render credit decisions on non-qualified mortgage loans across multiple documentation programs. The role requires strong analytical judgment, knowledge of investor guidelines, and the ability to assess layered risk on borrowers outside agency standards.

The successful candidate will independently analyze income and credit, structure workable file conditions, and communicate clear, well-supported decisions.

Qualifications

• 3+ years of residential mortgage underwriting experience.
• 5+ years total mortgage underwriting experience.
• Expertise with non-QM programs: bank statement, DSCR, P/L, 1099.
• Strong income calculations across all income types.
• Solid command of investor guidelines and regulations (TRID, ATR/QM, fair lending).
• Ability to render independent, supportable credit decisions on layered risk.
• Proficiency with LOS platforms and investor portals.

Responsibilities

• Underwrite non-QM loan files per investor guidelines and regulatory requirements.
• Evaluate borrowers across bank statement, DSCR, asset depletion, P&L, 1099, ITIN, and full-doc non-QM.
• Calculate qualifying income from all sources, incl. self-employment and rental cash flow.
• Analyze credit, collateral, capacity, and risk, ensuring decisions align with program rules.
• Review appraisals and property docs for accuracy and collateral concerns.
• Issue clear loan conditions and move files to final approval promptly.
• Identify exceptions and propose alternative structures to approve deals.
• Communicate decisions and conditions clearly to loan officers and staff.
• Ensure compliance with TRID, ATR/QM, fair lending and investor overlays.
