Job summary

JLL is seeking an Operating Engineer in Franklin, MA to maintain and operate building systems including HVAC, electrical, plumbing, and fire/life safety. The role requires 3+ years of related experience, EPA 608 certification, a valid driver’s license, and CMMS/BMS familiarity.

Qualifications

• High School diploma or GED required.
• 3+ years of maintenance experience in commercial/industrial buildings.
• EPA Section 608 Universal certification.
• Valid state driver’s license required.
• Experience with CMMS/BMS systems.
• Strong customer service and interpersonal skills.
• Proficiency with Microsoft Office.
• Strong troubleshooting and problem-solving abilities.
• Knowledge of mechanical/HVAC systems and drawings.

Responsibilities

• Maintain and monitor building systems (HVAC, electrical, plumbing, fire/life safety).
• Record readings and adjust equipment to ensure proper operation.
• Report problems and perform corrective actions; schedule maintenance.
• Oversee contractor activities within the building.
• Keep engineering logs and data sheets up to date.
• Inform contractors of critical building functions and safety procedures.
• Adhere to emergency escalation procedures.
