Job summary

Heirloom seeks a Maintenance Technician in New Orleans to handle HVAC upkeep along with general property maintenance. You will collaborate with Property Operations and Housekeeping to ensure repairs, safety, and brand standards across the portfolio.

The role is full-time and hourly, with benefits such as PTO, health insurance, and a 401(k). You’ll respond to on-call needs and support installations on new properties as needed.

Qualifications

• HVAC licensed technician.
• Valid driver’s license with access to reliable vehicle.
• Lives within 30 minutes of New Orleans.
• 3–5+ years in-house maintenance experience.
• Proficient with hand & power tools.

Responsibilities

• Perform scheduled preventative maintenance and basic repairs across properties.
• HVAC maintenance: diagnose/repair mini-split/ductless systems.
• Hang/mount art, decor, lighting, and window treatments.
• Handle drywall repair, painting, and basic carpentry tasks.
• Inspect premises, diagnose mechanical/plumbing/electrical issues and coordinate repairs.
• Assist supervising technicians during professional repairs.
• Report shortages and maintenance needs promptly.
• Assist with new property installations as needed.
• Maintain company toolkit stock and on-call duties.
• Contribute to special projects as assigned.
