Job summary

Coastal Ridge Real Estate seeks a Property Manager, New Development to lead lease-up operations for a newly launched community in Mars, PA. You will oversee construction-to-occupancy transitions, recruit and train onsite staff, and implement systems to drive occupancy and financial goals.

Qualifications

• Requires a high school diploma or equivalent; bachelor’s degree preferred in Property Management, Business, or related field.
• Experience with new construction lease-up properties is required.
• Proficiency with property management systems (Entrata, OneSite, Yieldstar) desired.

Responsibilities

• Oversee operations at newly developed properties from construction to occupancy.
• Develop onsite systems to support daily operations and drive performance.
• Recruit, train, and mentor onsite team for post-stabilization success.
• Create and execute marketing strategies to establish the community in new markets.
• Drive leasing activity through marketing, administration, and competitive market knowledge.
• Monitor financial performance and optimize NOI through cost control and revenue growth.
• Ensure rent collection compliance and adherence to laws and policies.
• Foster a positive, collaborative work environment and mentor staff.
• Manage service requests, property aesthetics, and resident retention initiatives.
• Prepare and submit regular and ad-hoc operational reports.
• Identify risks and coordinate corrective actions with corporate leadership.
