Description

Reports to: Community Manager & Portfolio Manager

FLSA status: Non-Exempt

Purpose of Job: To assist the Community Manager with marketing the property to prospective residents, to retain current residents, and to ensure the timely collection and deposit of rents and the timely completion of accounting data entry and paperwork.

Essential Job Functions:
Maximize Revenue:
  • Ensure the timely collection of rents and ensure timely bank deposits
  • Accurately ender resident data and payment information into management software
  • Accurately prepare reports for management and ownership
  • Provide customer service to prospective residents including property tours, telephone inquiries, and by performing move-ins.
  • Ensure that vacant, model and target apartments are spotless, and that appliances and fixtures are in working condition
  • Track and follow up with prospective residents utilizing traffic logs and guest cards
  • Ensure retention of currently residents by organizing resident activities, following up on service requests within 24 hours and handling resident complaints
  • Climb stairs to inspect 2nd story units
  • Comply with all Fair Housing and Equal Housing Opportunity requirements
  • Comply with appropriate state and federal landlord/tenant laws and statutes
  • Attend training seminars on a regular basis
  • Respond to emergencies
  • Other duties as assigned by the property manager
Minimize Expenses:
  • Code bills and invoices in a timely manner
  • Solicit bids from vendors
  • Efficiently use property resources
Optimize Curb Appeal:
  • Promptly notify manager of safety concerns or deficiencies in property appearance
  • Ensure property is always free of litter
Physical Requirements and Job Functions:
  • May need to climb stairs to inspect 2nd story units
  • Ability to carry or move objects weighing up to 20 pounds

Qualifications:
  • High School Diploma or equivalent
  • Previous Property Management experience
  • Working experience with Microsoft Office applications
  • A valid driver’s license, reliable transportation, and automobile insurance
  • Ability to carry or move objects weighing up to 20 pounds
Working Conditions:
  • Approximately 75% in office environment using computer and phone
  • Approximately 25% inspecting property grounds, including apartments, building structure, landscaping, signage which requires the ability to climb stairs and maneuver narrow walkways.
