Job summary

Columbia Residential is seeking a results-driven Community Area Manager for a portfolio including multifamily and affordable housing in Atlanta, GA. You will lead property management, leasing, maintenance, and resident services to achieve strong financial performance across 3 to 5 communities.

Responsibilities include building high-performing teams, overseeing budgets, ensuring REAC, LIHTC, and HUD compliance, and delivering excellent resident services. Extensive travel and on-call duties apply.

Qualifications

• Minimum five years of multisite property management experience.
• CPM or equivalent certification preferred.
• Experience with Project Based Section 8, LIHTC, and HOME programs.
• Strong budgeting, financial analysis, and reporting skills.
• Excellent communication and leadership abilities.

Responsibilities

• Achieve financial performance objectives and manage portfolio financial operations.
• Develop and lead property management teams to meet performance benchmarks.
• Ensure REAC/LIHTC/HUD compliance and timely reporting.
• Oversee annual operating budgets and budget projections.
• Manage rents collection and strategies to recover income.
• Maintain property condition and UPCS/REAC readiness; supervise maintenance.
• Represent Columbia Residential to public officials and agencies.
