Job summary

Barnowl Advisory Group is seeking a Multifamily Lead Project Superintendent for affordable housing projects. You will lead on-site operations, oversee renovations and ground-up work, supervise subcontractors, and ensure quality and safety compliance across complex builds.

The role requires strong coordination with owners, architects, and project managers, plus proficiency with ProCore, SmartSheets, BlueBeam and Excel. This position is on-site in the Chattanooga area.

Qualifications

• Experience supervising subcontractors and coordinating site milestones.
• High School diploma or GED required.
• Safety-first mindset and OSHA awareness.
• Familiar with ProCore, SmartSheets, BlueBeam, Excel.
• Ability to communicate milestones with clients and other parties.
• Ability to climb stairs and ladders and lift 30 pounds.

Responsibilities

• Lead onsite operations for renovation and ground-up multifamily projects.

• Conduct weekly safety inspections and safety meetings.
• Oversee quality and address risks; ensure OSHA compliance.
• Coordinate with owner, architect, project manager and trade partners.
• Prepare records and reports; manage materials and equipment.
• Review prints, specs, addenda, change orders, and report inconsistencies.
• Pre-construction meetings with subs and suppliers.

Multifamily Lead Project Superintendent - Affordable Housing projects

Responsibilities

• The ideal candidate will have worked for a GC and been a Lead Superintendent on both renovation andground up multifamily projects
• They must be comfortable overseeing the entire operation of the construction site including scheduling and communicating with our trade partners
• They should be able to determine and address any risk areas in order to maintain the safety of workers and maintain quality
• Ability to run projects from $5M - $50M or more
• Perform weekly safety inspections and/or weekly safety meetings
• Interpret project scope, clarifications, prints, specifications, addendums, change orders, etc
• and execute the work processes
• Perform work in compliance with the Company Safety Program and OSHA Standards
• Scheduling of subcontractors and manpower
• Order materials, tools, and equipment as may be required for the work onsite
• Effectively communicate between subcontractors and owner, architect and/or project manager, etc
• Execute and maintain all records onsite in an orderly and timely fashion
• Schedule all non-building material during the project start up phase
• Prepare and meet with subcontractors and suppliers at a pre-construction meeting to verify site and building layout/dimensions and report any inconsistencies with the project manager.

  • Ability to climb stairs and ladders without assistance
