Job summary

Equity Property Management, LLC is seeking a full-time Portfolio Maintenance Technician to support multiple apartment communities in the Indianapolis and Greenfield areas, with occasional support in Columbus, Indiana. The role emphasizes independent, reliable maintenance across HVAC, plumbing, electrical, and general trades.

You will work with onsite teams, handle turns, service requests, and preventive maintenance, and perform snow removal when needed.

Qualifications

• Two or more years of multifamily maintenance experience preferred or related trades.
• EPA Section 608 certification required; universal preferred.
• HVAC diagnostic and repair skills preferred.
• CPO certification preferred.
• Working knowledge of plumbing, electrical, appliance repair, drywall, painting, and general maintenance.
• Ability to work independently after learning property systems and standards.

Responsibilities

• Perform routine maintenance, troubleshooting, and repairs at assigned apartment communities.
• Complete resident service requests and work orders efficiently and professionally.
• Diagnose, maintain, and repair HVAC systems and components within training and EPA certification scope.
• Repair and maintain basic electrical systems and lighting fixtures.
• Repair, install, and maintain plumbing fixtures and equipment including water heaters, faucets, toilets, disposals, and dishwashers.
• Perform apartment make-ready and turnover work (drywall repair, painting, trim, appliances, carpentry).
• Repair and maintain building components (doors, windows, fixtures).
• Identify parts and materials needed and communicate with onsite management.
• Provide additional support to onsite teams during staffing shortages or high workload.
• Snow and ice removal as needed with trained equipment.
• Communicate professionally with supervisors, residents, vendors, and coworkers.
• Work with different onsite teams and adapt to each property's procedures.
• Follow safety procedures for equipment, hazardous substances, and chemicals.
