Job description

Equity Property Management, LLC is looking for a full-time Portfolio Maintenance Technician to support multiple apartment communities primarily located in the Indianapolis and Greenfield areas, with occasional support in Columbus, Indiana. This position is designed to provide additional maintenance support throughout the portfolio based on staffing levels, apartment turns, service needs, and other operational priorities. The Portfolio Maintenance Technician may work alongside an existing onsite maintenance team or temporarily serve as the primary maintenance resource at a community experiencing a staffing shortage.

The position will report to the Senior Regional Manager, with day-to-day work assignments and priorities directed by the onsite management team at the community being supported. We are looking for a motivated, dependable self-starter with broad general maintenance experience. Strong skills in HVAC, plumbing, electrical, appliance repair, drywall, painting, and apartment turns are preferred. After becoming familiar with a property's procedures and standards, this individual should be comfortable working independently and completing assigned work with limited supervision.

Duties and Responsibilities
  • Perform routine maintenance, troubleshooting, and repairs at assigned apartment communities.
  • Complete resident service requests and maintenance work orders efficiently and professionally.
  • Diagnose, maintain, and repair HVAC systems and components within the scope of the technician's training and EPA certification.
  • Repair and maintain basic electrical systems, including switches, outlets, lighting fixtures, and other common apartment electrical components.
  • Repair, install, and maintain plumbing fixtures and equipment, including water heaters, faucets, toilets, disposals, dishwashers, and related components.
  • Perform apartment make-ready and turnover work, including drywall repair, painting and touch-up, trim work, appliance installation, minor carpentry, and general punch-list items.
  • Repair and maintain building components, including doors, windows, fixtures, and other interior and exterior items as needed.
  • Diagnose maintenance issues and identify necessary parts, materials, and equipment. Communicate those needs to onsite management and assist in identifying appropriate materials when needed.
  • Provide additional support to onsite maintenance teams during staffing shortages, periods of increased workload, large turnover schedules, and special projects.
  • When needed, independently provide maintenance coverage at a community experiencing a staffing shortage.
  • Perform snow and ice removal as needed, including shoveling, application of ice melt, operation of snow blowers and spreaders, and operation of snow-plowing equipment when trained and authorized.
  • Communicate effectively and maintain a professional manner when working with supervisors, coworkers, residents, vendors, and others inside and outside the organization.
  • Work effectively as a member of different onsite teams and adapt to the needs and procedures of each assigned community.
  • Perform all duties safely and follow company procedures regarding equipment, machinery, hazardous substances, and chemicals.
  • Perform other maintenance-related duties as assigned based on portfolio needs.
Required Qualifications
  • Two or more years of multifamily maintenance experience preferred. Comparable residential, commercial, HVAC, facilities, or skilled-trade experience will also be considered.
  • EPA Section 608 certification required. Universal certification is strongly preferred.
  • Strong HVAC diagnostic and repair skills preferred.
  • Certified Pool Operator (CPO) certification preferred.
  • Working knowledge of plumbing, electrical, appliance repair, drywall, painting, and general building maintenance.
  • Ability to troubleshoot maintenance issues and work independently after becoming familiar with a property's systems, procedures, and standards.
  • Ability to adapt to different communities, teams, and maintenance needs.
  • Valid driver's license, current automobile insurance, and reliable transportation required.
  • Basic personal hand tools and HVAC gauges are required. Larger and specialty equipment will generally be provided at the assigned properties.
