IRT Living is seeking a Marketing Manager to lead strategy, execution, and performance of programs across our apartment communities. You will guide on-site teams to build brand identity and drive lead generation, leveraging AI tools and data analytics for continuous improvement.

The role demands hands-on campaign concepts, field execution, and collaboration with Digital Marketing to align paid search and local strategy, with hybrid work in select markets and up to 30% travel.

Competenze

• Bachelor's degree in Marketing, Communications, or a related field.
• 3-5 years of marketing experience in multifamily real estate.
• Experience with renovation projects and repositioning of a property is highly preferred.
• Disciplined, process-driven with strong project management to maintain focus on initiatives.
• Excellent analytical and problem-solving skills.
• Proactive, self-directed, and highly motivated.
• Strong interpersonal, oral, and written communication skills for collaboration with leaders and on-site teams.
• Ability to set and meet goals and deadlines with flexibility and creativity.
• Knowledge of social media platforms (Facebook, Instagram, LinkedIn, YouTube, Google).
• Knowledge of SEO and SEM best practices.
• Fluency with AI and generative AI tools (Claude) for marketing output.
• Knowledge of Yardi is a plus.
• Experience with Adobe InDesign, Photoshop, Illustrator, or similar.
• MS Office suite proficiency (Word, PowerPoint, Excel, Outlook).
• Must accommodate a hybrid work schedule.
• Travel up to 30% to assigned markets.

• Serve as the primary marketing partner to on-site teams within their markets, providing strategy and tools for execution.
• Develop the value proposition for each community and ensure consistency across website and advertising.
• Equip on-site teams with tools and resources for outreach and lead generation.
• Strategize and develop promotional materials, leveraging AI to improve output.
• Work within each community's marketing budget to drive lead generation and conversions.
• Monitor lead generation and conversion performance daily and adjust as needed.
• Audit websites and advertising sources for accuracy, competitiveness, and performance.
• Partner with Digital Marketing to align with paid search, SEO, and local strategy.
• Own newsletters, prospect outreach, employer programs, and AI leasing updates.
• Travel to markets to gain market expertise and support on-site teams.
• Collaborate with Renovation / Value-Add teams on marketing needs for repositioning projects.
• Support events and coordinate with vendors and teams.
