Job summary

Milhaus is seeking a Maintenance Technician to repair and maintain mechanical, electrical, plumbing, and grounds at its Indianapolis properties. You will handle service work orders and contribute to resident satisfaction and asset integrity.

The role requires at least one year of maintenance experience, a high school diploma, and a valid driver’s license. HVAC certification is preferred and on‑the‑job training may be provided.

Qualifications

• Minimum one year experience in maintenance and repair of mechanical and electrical systems.
• HVAC certification preferred or willingness to obtain.
• Valid driver’s license and reliable transportation.
• Ability to lift up to 50 pounds.
• English language proficiency both written and verbal.
• Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations.
• Ability to operate a two‑axle motor vehicle.
• Demonstrated OSHA knowledge and safety practices.

Responsibilities

• Receives service work orders, completes required work within 24 hours.
• Polices grounds as first task daily and throughout day.
• Refurbishes vacant units within five working days or less.
• Completes painting, cleaning, grounds work, etc., as needed.
• Plants, prunes, weeds, seeds or removes foliage, shrubs, trees or grasses as requested.
• Operates mechanical or electrical equipment or garden tools.
• Assists with preventive maintenance and inspections of apartments.
• Reports property losses or liability incidents promptly.
• Reports work-related injuries promptly.
• Complies with regulations and company policies.
• Completes other duties as assigned by supervisor.
