Job summary

Arbor Housing & Development in Town of Bath, NY is seeking a reliable Property Maintenance Technician to perform custodial, maintenance, and safety tasks across AH&D owned and managed units.

You will clean indoors, maintain exteriors, perform basic repairs and coordinate with the Property Maintenance Supervisor to address safety and regulatory requirements; a valid driver's license and ability to work with limited supervision are required.

Qualifications

• Must possess a High School Diploma or GED and 2-5 years of work experience in commercial and/or multifamily property maintenance, custodial and/or janitorial role.
• Certification OR willing to become certified, in the use of lead-safe work practices, per EPA RRP requirements.
• Working knowledge of maintenance and work order procedures.
• Ability to operate standard maintenance equipment and tools, generally acquired through 2-5 years related experience.
• Ability to work with limited supervision and be self-directed, task oriented, with attention to detail.

Responsibilities

• Indoors cleaning, dusting, vacuuming, litter control, window cleaning, and other janitorial tasks for multi-family residences and commercial space.
• Work outdoors in varying weather conditions, snow removal, lawn care, trimming and weeding.
• Perform daily walk-throughs to inspect and clean public areas, elevators, laundry rooms and community rooms.
• Perform routine maintenance repairs, painting, patching drywall, replace locks and light bulbs, clear hazards.
• Service heating and plumbing systems (change filters, prevent leaks, unclog sinks/toilets).
• Identify major repairs to lighting, heating, and ventilating equipment and discuss actions with the Property Maintenance Supervisor.
