Job summary

Green Key Resources is seeking a Project Manager for a $155K–$175K base Austin multifamily development. This role positions you to shape the buyout, scope alignment, schedule and execution strategy for a 300+ unit Class A project in North Austin.

You will join a leading multifamily developer-builder with extensive in-house construction experience, working from design through completion to own outcomes and deliverables on the project.

Qualifications

• Austin-area construction experience required; City of Austin permitting experience strongly preferred.
• Garden, wrap, podium or mid-rise multifamily experience will be considered.

Responsibilities

• Lead the project from preconstruction and buyout through turnover and closeout.
• Manage budgeting, forecasting, contracts, change orders and overall project financial performance.
• Develop scopes, lead subcontractor negotiations and drive procurement.
• Partner closely with the Superintendent on schedule, logistics, quality and field execution.
• Lead the APM/Project Engineer team and coordinate architects, engineers, consultants and ownership.
• Anticipate risks, resolve issues early and maintain accountability across the project team.

Austin, TX | $155K–$175K Base + Vehicle Allowance + Project Bonus

Most Project Managers are hired after the major decisions have already been made. This opportunity allows you to join before construction begins and help shape the buyout, scope alignment, schedule and execution strategy for a new 300+ unit Class A multifamily development in North Austin.

You will join one of the country’s largest multifamily developer-builders, with more than 100,000 units delivered and over 25 years of in‑house construction experience. Unlike a traditional third-party GC environment, the development and construction teams work together from design through completion, giving the Project Manager greater visibility, decision‑making authority and ownership of the final result.

The Project

• 300+ unit ground‑up multifamily development
• Six residential buildings across approximately 16 acres
• Mix of three- and four-story construction with elevator‑served buildings
• Class A clubhouse, amenities and extensive surface and covered parking
• Scheduled to begin construction early next year

What You’ll Own

• Lead the project from preconstruction and buyout through turnover and closeout

• Strong command of buyout, subcontract management, cost forecasting and change management
• Ability to lead a project team while maintaining a productive partnership with field leadership
• Experience managing projects through inspections, turnover, TCO/CO and closeout
• Austin-area construction experience required; City of Austin permitting experience strongly preferred
• Garden, wrap, podium or mid-rise multifamily experience will be considered
