Flaherty & Collins Properties in Indianapolis is seeking a Multi-Site Maintenance Supervisor to lead maintenance teams across Rise on Meridian, The Stella, and The Assembly. You will oversee preventive maintenance, safety, and responsive repairs to keep multiple communities thriving.

The role requires 5+ years in maintenance, EPA and CPO certifications or ability to obtain within three months, and supervisory experience. CAMT is a plus.

Qualifications

• EPA certification required, or ability to receive within three months of hire date.
• CPO certification, or ability to receive within three months of hire date.
• Certified Apartment Maintenance Tech (CAMT) is an advantage.
• 5+ years of maintenance operations experience, preferably in multifamily housing.
• Prior supervisory or leadership experience is highly desirable.

Responsibilities

• Provide effective leadership, training, and daily direction to multiple locations with a team of maintenance technicians, grounds, and housekeepers.
• Oversee a preventative maintenance plan, including schedules, inspections, and repairs, ensuring compliance with all regulations.
• Inspect properties, identify safety hazards, and develop strategies to address issues and safety standards.
• Coordinate and prioritize maintenance requests from residents and management.
• Assign tasks to team members and ensure timely completion of service requests.
• Maintain apartment homes readiness for new residents and accurate maintenance records.
• Manage vendor relationships, obtain bids, negotiate contracts, and monitor performance to optimize costs.
• Interact professionally with residents and resolve maintenance issues promptly.
• Monitor maintenance and capital budgets, control expenses, and document expenditures.
• Ensure compliance with health and safety regulations and standards.

What You'll Do:

• Provideeffective leadership, training, and daily direction to multiple locations with a team of maintenance technicians, grounds, and housekeepers.
• Ensurea preventative maintenance plan is followed, which includes schedules, inspections, and repairs. Ensure that maintenance activities are conducted efficiently, promptly, and in accordance with relevant regulations and guidelines.
• Conductregular inspections of the property to identify maintenance needs, safety hazards, and potential issues. Develop strategies to address identified problems and ensure compliance with safety standards and regulations.
• Coordinateand prioritize maintenance requests from residents and property management.
• Assigntasks to maintenance service team members and ensure the timely completion of service requests.
• Ensureapartment homes are made ready for upcoming new residents.
• Maintainaccurate records of maintenance activities and expenses.
• Overseerelationships with external vendors, contractors, and suppliers. Obtain competitive bids for services and negotiate contracts. Monitor vendor performance and ensure the quality of work while optimizing costs.
• Interactwith residents in a professional and courteous manner, addressing their concerns and ensuring the timely resolution of maintenance issues.
• Fosterpositive relationships with residents to enhance resident satisfaction and retention.
• Assistin the monitoring of the maintenance and capital budgets. Control expenses, identify cost‑saving opportunities, and maintain accurate records of maintenance‑related expenditures.
• Ensurecompliance with all health and safety regulations, codes, and standards.
• Physical tasks are required, along with other duties as assigned.

What Makes You a Great Fit:
