Job summary

Essex Property Trust in San Rafael, CA is seeking a Multi-Site Maintenance Supervisor to oversee maintenance operations across communities and manage the property budget to maximize NOI. The role entails leading a team of technicians, coordinating with contractors, and ensuring a safe, high-quality living environment for residents.

You will implement preventive maintenance, handle work orders, monitor safety, and maintain accurate records.

Qualifications

• High school diploma or GED required; 3+ years in property management or related experience.
• HVAC and/or CPO license preferred.
• Proficient knowledge of electrical, plumbing, and appliance repair; familiarity with safety hazards.

Responsibilities

• Supervise and direct maintenance technicians; assign tasks and ensure quality.
• Manage personnel lifecycle: selection, development, performance, and recognition.
• Implement preventive maintenance schedule for HVAC, plumbing, electrical systems.
• Respond to work orders and prioritize repairs; ensure timely resolutions.
• Conduct regular inspections and ensure compliance with safety regulations.
• Assist in budget discussions; forecast with Community Manager or General Operations Manager.
• Coordinate with internal stakeholders and contractors for large projects.
• Maintain customer service standards with residents, vendors, and staff.
• Be available for after-hours emergencies and safety enforcement.
• Maintain records in SightPlan and trackers; report status to management.
• Support property improvement projects; ensure on-time, within-budget completion.
