Job summary

AION Management LLC is seeking a dedicated Maintenance Technician for James River Pointe in Richmond. The role involves general maintenance, grounds, and housekeeping to uphold curb appeal and high-quality apartment homes, while responding to customer service requests.

Under the direction of the Maintenance Director and Property Manager, you will perform repairs, refurbishing, and safety tasks, and be available for weekend work, on-call duties, and after-hours emergencies as scheduled.

Qualifications

• High school diploma or equivalent preferred.
• Plumbing experience required.
• CFC Type I & II may be required.
• 2–3 years of maintenance experience.
• Valid Driver’s License.
• Able to lift 60 lbs. and climb ladders up to 10 feet.
• Strong English communication, both verbal and written.

Responsibilities

• Perform preventative maintenance, repairs, inspections, and janitorial services as assigned.
• Assist with storage area maintenance and inventory of materials.
• Renovate apartments per company standards.
• Walk the property daily to maintain curb appeal and quality.
• Notify Maintenance Manager of safety concerns and participate in safety meetings.
• Troubleshoot appliances, electrical, plumbing, and HVAC systems.
• Assist with inventories of supplies.
• Available for weekend work, on-call duties, and after-hours emergency service.

Job description

Under the direction of the Maintenance Director and Property Manager, the Maintenance Technician at James River Pointe in Richmond is responsible for performing general maintenance, grounds, and housekeeping services to ensure excellent curb appeal and quality of apartment homes and responding to customer service requests.

Essential Duties and Responsibilities:

Maintenance Services:

• Perform preventative maintenance, repairs, inspections, and janitorial services as assigned
• Assist with maintenance of storage area and maintenance materials
• Perform refurbishing and renovation of apartments per company standards
• Walk the property daily to ensure curb appeal and quality of apartments
• Notify RE Manager of any safety concerns and participate in safety meetings
• Responsible for knowledge of property specific problems such as asbestos
• Assist in snow removal as required
• Perform other duties as required
• Maintain accurate record of all tasks completed
• Ability to trouble shoot appliances, electrical, plumbing, and HVAC
• Assist with inventories of supplies

Customer Service:

• Complete all service requests in accordance with company standards
• Available for weekend work, on-call duties, and after-hours emergency service requests, 24 hours per day, 7 days per week as schedule

Requirements:

• High school diploma or equivalent preferred
• CFC Type I & II may be required
• Plumbing experience required
• Valid Driver’s License
• At least 2-3 years of maintenance experience
• Excellent English communication skills, both verbal and written.
• Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders no higher than 10 feet, and perform other general physical activities such as bending, kneeling, pushing
• Sufficient knowledge to thoroughly complete maintenance assessment up to the standards of a Service Technician II
• Ability to stand for extended period of hours
