Job summary

The Maintenance Technician at James River Pointe in Richmond, VA reports to the Maintenance Director and Property Manager and performs general maintenance, grounds, and housekeeping to ensure curb appeal and quality apartment homes.

Responsibilities include preventative maintenance, repairs, renovations, safety compliance, and timely response to service requests, with weekend/on-call duties as needed and ability to lift 60 lbs and climb ladders.

Qualifications

• High school diploma or equivalent preferred.
• Plumbing experience required.
• 2-3 years of maintenance experience.
• Valid Driver’s License.
• Excellent English communication skills, both verbal and written.
• Ability to walk the grounds and apartments, ascend stairs, lift 60 lbs., and perform physical activities.
• Sufficient knowledge to complete maintenance assessments to Service Technician II standards.
• Ability to stand for extended periods.

• Assist with maintenance of storage area and maintenance materials.
• Perform refurbishing and renovation of apartments per company standards.
• Walk the property daily to ensure curb appeal and quality of apartments.
• Notify Manager of safety concerns and participate in safety meetings.
• Assist in snow removal as required.
• Maintain accurate records of all tasks completed.
• Troubleshoot appliances, electrical, plumbing, and HVAC.
• Assist with inventories of supplies.
• Complete all service requests in accordance with company standards.
• Available for weekend work, on-call duties, and after-hours emergency service requests, 24/7 as schedule.

Job Summary

Under the direction of the Maintenance Director and Property Manager, the Maintenance Technician at James River Pointe in Richmond is responsible for performing general maintenance, grounds, and housekeeping services to ensure excellent curb appeal and quality of apartment homes and responding to customer service requests.

Maintenance Services

Essential Duties and Responsibilities:

• Perform preventative maintenance, repairs, inspections, and janitorial services as assigned
• Assist with maintenance of storage area and maintenance materials
• Perform refurbishing and renovation of apartments per company standards
• Walk the property daily to ensure curb appeal and quality of apartments
• Notify RE Manager of any safety concerns and participate in safety meetings
• Responsible for knowledge of property specific problems such as asbestos
• Assist in snow removal as required
• Perform other duties as required
• Maintain accurate record of all tasks completed
• Ability to trouble shoot appliances, electrical, plumbing, and HVAC
• Assist with inventories of supplies

Customer Service

• Complete all service requests in accordance with company standards
• Available for weekend work, on-call duties, and after-hours emergency service requests, 24 hours per day, 7 days per week as schedule

Requirements

• High school diploma or equivalent preferred
• CFC Type I & II may be required
• Plumbing experience required
• Valid Driver’s License
• At least 2-3 years of maintenance experience
• Excellent English communication skills, both verbal and written.
• Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders no higher than 10 feet, and perform other general physical activities such as bending, kneeling, pushing
• Sufficient knowledge to thoroughly complete maintenance assessment up to the standards of a Service Technician II
• Ability to stand for extended period of hours
