Position Summary:
The Non-QM & HELOC Mortgage Processor is responsible for managing residential mortgage and home equity loan files from application through closing. This role focuses on Non-Qualified Mortgage (Non-QM) products and Home Equity Lines of Credit (HELOCs), ensuring all loan documentation, underwriting conditions, compliance requirements, and closing timelines are met. The processor serves as the primary liaison between borrowers, loan officers, underwriters, title companies, attorneys, and third-party vendors to facilitate a smooth and timely loan closing.
Key Responsibilities:
Loan Processing
- Review loan applications for completeness, accuracy, and compliance with investor and company guidelines.
- Process Non-QM and HELOC loan files from application through closing.
- Analyze income, assets, credit, and collateral documentation to ensure files meet underwriting requirements.
- Calculate and validate borrower income for self-employed borrowers, bank statement programs, DSCR loans, asset depletion programs, and other Non-QM products.
- Order and review third-party services including:
- Title reports
- Flood certifications
- Verification services
- Submit complete loan packages to underwriting and manage all underwriting conditions through final approval.
- Review loan disclosures for accuracy and coordinate re-disclosures when necessary.
HELOC Processing
- Process HELOC applications in accordance with company, investor, and regulatory requirements.
- Review title, lien position, property valuation, and ownership documentation.
- Coordinate HELOC-specific documentation and closing requirements.
- Ensure compliance with rescission periods, state-specific regulations, and funding requirements.
Communication & Customer Service
- Serve as the primary point of contact for borrowers throughout the loan process.
- Communicate regularly with loan officers, underwriters, title companies, settlement agents, and attorneys.
- Provide status updates and proactively resolve file issues to avoid delays.
- Maintain a high level of customer service while managing multiple loan files.
Compliance & Quality Control
- Ensure compliance with federal, state, agency, and investor guidelines.
- Review loan files for completeness and audit readiness.
- Maintain accurate loan records within the Loan Origination System (LOS).
- Adhere to company policies, service-level agreements, and quality standards.
Qualifications:
- 3+ years of mortgage processing experience.
- Experience processing Non-QM loan products.
- Experience processing HELOC loans.
- Strong understanding of:
- Bank statement loans
- DSCR loans
- Interest-only products
- Knowledge of TRID, RESPA, ECOA, HMDA, and other mortgage regulations.
- Experience working with loan origination systems such as Encompass
- Proficiency with Microsoft Office Suite.
- Strong organizational skills and attention to detail.
- Ability to manage a high-volume pipeline while meeting deadlines.
Preferred Qualifications:
- 5+ years of mortgage processing experience.
- Experience with delegated and non-delegated underwriting environments.
- Familiarity with MERS registration and servicing transfer requirements.
- Experience processing loans in multiple states.
- Knowledge of condominium review requirements, including warrantable and non-warrantable projects.
