We are seeking an experienced Mortgage Loan Processor to manage residential mortgage files from submission through Clear to Close, licensed in New York. The processor will work directly with our operations team, loan officers, underwriters, title companies, insurance agents, and borrowers to ensure files move efficiently and accurately. This is a production-based position designed for processors who thrive in a fast-paced environment and are compensated based on performance.
File Management
- Review newly assigned files within 24 hours.
- Verify loan documentation.
- Analyze income.
- Analyze assets.
- Rview credit.
- Review liabilities.
- Review property documentation.
- Identify conditions before submission.
Processing
- Submit complete loan packages.
- Order disclosures when required.
- Order VOEs.
- Order VORs.
- order VOMs.
- Order IRS transcripts when needed.
- Order appraisals.
- Review title commitments.
- Review homeowners insurance.
- Coordinate with escrow/title.
Underwriting
- Submit loans.
- Review underwriting decisions.
- Create condition lists.
- Collect conditions.
- Review conditions before resubmission.
- Communicate with underwriters.
- Escalate difficult files immediately.
Communication
- Maintain regular communication with Borrowers Realtors Loan Officers Title Companies Insurance Agents Attorneys Underwriters Provide updates at least every 48 hours.

- Answer internal messages promptly during business hours.
- Maintain detailed notes in the LOS.
- Meet company response-time requirements.
- Protect borrower information at all times.
- Follow company SOPs without exception.
Non-Negotiable Requirements
- Failure to comply may result in immediate termination of the contract.
Accuracy
- No falsifying documentation.

Communication
- Respond to company communications within two business hours.
- Notify management immediately of any issue delaying a closing.
Availability
- Must be available during Eastern Time business hours.
- Must attend required meetings.
- Must maintain internet availability.

- Strict confidentiality is mandatory.

Qualifications
Minimum 4 years of mortgage processing experience Conventional FHA VA Non-QM Construction experience preferred Excellent Spanish Experience with AUS DU LP Encompass, ARIVE, or similar LOS Knowledge of TRID Ability to calculate income manually Strong understanding of agency guidelines Independent Contractor Terms (Non-Negotiable) Paid per completed file. Responsible for their own taxes and business expenses (where applicable under local law). Must use company systems only. May not solicit company clients, referral partners, or employees. May not copy company processes, databases, templates, or intellectual property.
