Job summary

GreenState is seeking a Mortgage Operations Desk Processor to manage disclosure, redisclosure and lock/secondary desks. This hourly role supports profitability, compliance and timely processing of mortgage loans in a fast-paced environment.

The position requires attention to detail, adaptability to market changes and strong teamwork across departments. A high school diploma or GED and at least one year of financial experience are preferred.

• Disclose and Redisclose loans that meet compliance, regulation and GreenState requirements and guidelines.
• Ensures proper documents are sent to borrowers based on state requirements and loan parameters.
• Processes rate lock requests for initial locks, profile change requests, lock extensions, re-locks and more.
• Collects invoices for pair-offs and ensures payment is processed accordingly.
• Tracks roll, pair-off, Early Payoff and other fees; communicates with investors.
• Documents and stores exception approvals for regulators review.
• Evaluates loan characteristics to determine hedged vs Best Efforts locks.
• Investigates and resolves price discrepancies at lock and purchase.
• Reconciles data points affecting pricing and eligibility during the lock period.
• Documents information to hedge files toward investors.
• Assists with hedged pipeline reports and data accuracy.
• Communicates with traders/brokers to verify invoices.
• Calculates daily mortgage rates for publication and distributes rate sheets.
• Maintains realtor email list and distributes rate sheets daily.
• Collects purchase advices from investors and enters data into Encompass.
• Communicates with investors as intermediary on loan issues.
• Assists with Withdrawn/Denied and Lock Expiration reports.
• Supports training for Mortgage Officers/Associates.
• Attends external training to improve efficiency.
