Action Elevator Company seeks an experienced Modernization Project Manager to lead project execution, customer relationships, and financial performance across the greater Washington DC region. Manage projects from award to closeout, owning schedule, cost, contract execution, and customer experience.

The role drives customer satisfaction, project profitability, and alignment with field teams, delivering high-quality results on time and within budget.

Qualifications

• BS/AS degree in Engineering, Business, or related field or equivalent experience
• Minimum 5+ years in elevator industry or related construction/building systems field
• Strong project management experience in modernization or construction environments
• Ability to read and interpret blueprints and technical drawings
• Excellent communication, organization, and problem-solving skills

Responsibilities

• Own full P&L responsibility for assigned modernization projects
• Ensure projects delivered within budget, schedule, and contract requirements
• Drive project efficiency and profitability through proactive management
• Serve as primary point of contact for customers from award through closeout
• Maintain project schedules and conduct regular customer meetings with updates
• Identify and execute change orders for out-of-scope work
• Ensure work aligns with contract documents and customer expectations
• Partner with Sales to review and onboard projects into ERP within one week of award
• Develop and manage internal and external project execution plans
• Coordinate with vendors for submittals, approvals, and material ordering
• Track material schedules and delivery timelines for field execution
• Coordinate with Warehouse and Field teams for staging and logistics
• Resolve material or quality issues with vendors and field teams
• Work with Superintendents to track progress and percent complete
• Align field execution with schedule and material availability
• Support issue resolution to maintain productivity and timeline
• Ensure timely invoicing and cost-to-complete forecasting
• Collaborate with Finance and leadership on project financial performance
• Deliver smooth project closeout and turnover to customer and service team
