Qualifications

  • Six+ years of technical and operational knowledge in the service business, esp. retrofit/remodel/tenant improvements.
  • Experience leading Mechanics on a portfolio of projects up to $2M (Level 1) or $3–4M (Level 2).
  • Demonstrated verbal and written communication skills.
  • Ability to communicate technical information to a non-technical audience.

Mechanical Project Team Leader

Johnson Controls delivers building solutions that help customers operate safer, smarter, and more efficient facilities. In this role, you will lead mechanical retrofit projects from start to finish while supporting customer growth, project performance, and safe execution.

Role Overview

The Mechanical Project Team Leader is responsible for the overall execution and performance of assigned mechanical retrofit projects. You will coordinate Mechanics and subcontractors, support Sales with estimating and project development, secure new work and change orders, and manage the financial and operational health of your portfolio. The expectation is to devote approximately 50% of your time to development and 50% to project execution.

Key Responsibilities
  • Plan, execute, and manage assigned mechanical retrofit projects in line with Johnson Controls standard practices.
  • Coordinate the day-to-day activities of Mechanics and subcontractors to keep work moving safely and efficiently.
  • Secure new work and change orders from the existing customer base by identifying scope opportunities and preparing proposals.
  • Estimate mechanical work, perform estimate reviews, and support pre-bid reviews and project development efforts with Sales.
  • Recruit, hire, and supervise resources needed to staff the project team.
  • Review contract terms and conditions and coordinate drawing layouts and detailing for proper installation.
  • Analyze financial reporting systems and project schedules to identify risk, address issues early, and develop recovery plans when needed.
  • Provide ongoing cost and estimate analysis reporting, including allocation of costs to financial reporting systems.
  • Use Johnson Controls standard tracking and reporting tools to communicate project progress and financial status to management.
  • Investigate scope improvement opportunities that create value-added change orders, prepare associated estimates, and secure customer approval.
  • Manage collections, cost control, progress billings, payables, procurement, warehousing, logistics, and other project asset-related activities.
  • Oversee compliance with specifications, local codes, and installation techniques.
  • Negotiate buyout of materials, equipment, and subcontracts, and resolve disputes professionally.
  • Maintain strong relationships with customers and subcontractors, lead job progress meetings, and ensure expectations are clearly understood.
  • Own the project execution plan, including schedule updates, owner training coordination, and closeout transition to the appropriate Johnson Controls truck-based team.
  • Promote and enforce safety standards for Johnson Controls team members and subcontractors throughout the project lifecycle.

Build trust with customers, subcontractors, and internal partners by communicating openly and working collaboratively across functions. Use standard processes and reporting tools consistently. Keep project controls, document management, and financial tracking accurate and current. Lead with a customer mindset. Look for opportunities to add value through scope clarification, change order development, and strong project communication. Put safety first in every phase of the job. Reinforce safe work practices and ensure compliance across the project team and subcontractors.

Qualifications
  • Six or more years of comprehensive technical and operational knowledge of the service business, particularly related to smaller fast-track retrofit, remodel, and tenant improvement projects.
  • Experience leading assigned Mechanics on a portfolio of projects, typically up to $2M in revenue for Level 1 or $3M to $4M in revenue for Level 2.
