Job summary

Blue Signal Search is seeking an accomplished Mechanical Project Manager to lead large HVAC and MEP construction programs for NYC public works. You will own multi-year assignments from planning through turnover, coordinating closely with field teams, union trades, and stakeholders.

The role requires strong HVAC/mechanical expertise, experience with contracts above $10M, and ability to manage schedules, budgets, and safety on-site across NYC locations.

Qualifications

• 5+ years leading NYC public works construction projects.
• Experience managing contracts above $10M with ownership.
• Deep HVAC and mechanical construction knowledge.
• Familiarity with public-agency contracting and change orders.
• Experience directing union trades and mentoring others.
• Valid driver's license and ability to work on-site in NYC.

Responsibilities

• Own a portfolio of NYC public works projects from planning through turnover.
• Build and control schedules, budgets, manpower, procurement milestones, and cost forecasts.
• Direct HVAC and MEP coordination across drawings, specs, submittals, and field conditions.
• Manage subcontractors, vendors, union trades, and internal field leaders; ensure safety/style quality.
• Lead commercial aspects: progress billing, cost reporting, change management, RFIs.
• Represent the team in meetings with public owners, CM, consultants; resolve issues early.
• Visit active sites across NYC to verify progress and support critical activities.
• Coach Assistant PMs and field supervisors to create accountability on long-duration projects.

Our client is an established construction organization supporting complex, high-value public infrastructure and institutional projects across New York City. With significant work ahead and continued investment in its project leadership team, the organization is seeking an accomplished Mechanical Project Manager to take ownership of major HVAC and MEP construction programs. This is an opportunity to lead $10M plus public works projects, guide experienced field teams and union trades, and stay closely involved from early planning through final turnover.

Focus:

• Own a portfolio of NYC public works projects from early planning and buyout through commissioning, turnover, and final closeout.
• Build and control project schedules, budgets, manpower plans, procurement milestones, and cost forecasts for mechanical construction programs.
• Direct HVAC and broader MEP coordination across drawings, specifications, submittals, equipment releases, field conditions, and installation sequencing.
• Manage subcontractors, vendors, union trades, and internal field leaders while keeping safety, quality, schedule, and documentation aligned.
• Lead the commercial side of the work, including progress billing, cost reporting, change management, RFIs, scope reviews, and collection follow-up.
• Represent the project team in meetings with public owners, construction managers, consultants, and other stakeholders, resolving issues before they affect delivery.
• Visit active sites throughout New York City to verify progress, coordinate field needs, review constraints, and support critical shutdown or off-hours activities when required.
• Coach Assistant Project Managers and field supervisors, delegate effectively, and create accountability across long-duration, multi-trade projects.

Skill Set:

• At least five years leading construction projects for New York City public owners or similarly regulated agencies, with direct responsibility for project delivery.
• Proven success managing public works contracts above $10 million, with project experience that reflects hands-on ownership rather than narrow package management.
• Deep HVAC and mechanical construction knowledge, including the ability to interpret complete drawing sets, specifications, and coordinated MEP requirements.
• Working knowledge of public-agency contracting, documentation, change-order pathways, approvals, and compliance expectations.
• Experience directing several union trades and subcontractors while developing Assistant Project Managers and field supervision.
• Bachelor's degree in Mechanical Engineering, Construction Management, or a related discipline, or comparable hands-on construction project management experience.
• Valid driver's license and ability to work on site in Brooklyn and travel among active New York City project locations.
• OSHA 30 and NYC DOB Supervisor Site Safety Training card, or the ability to secure both credentials before the start date, plus US work authorization without employer sponsorship.
