Job summary

Loenbro Southeast seeks a Commercial Mechanical Estimator to prepare accurate, competitive cost estimates for HVAC, plumbing, piping, sheet metal, and mechanical systems on commercial projects. You will analyze plans, specs, materials, labor, equipment, subcontractor pricing, and schedules to develop bid proposals.

You will work with project managers, operations, vendors, engineers, and clients during preconstruction and bidding, ensuring estimate accuracy and strong bid outcomes.

Qualifications

• 3+ years of commercial mechanical estimating experience.
• Ability to read and interpret construction drawings, specs.
• Proficiency with Microsoft Office Suite.

Responsibilities

• Review project plans, specifications, contracts, and bid documents.
• Perform detailed quantity takeoffs for HVAC, plumbing, piping, and other mechanical systems.
• Develop complete labor, material, equipment, and subcontractor cost estimates.
• Solicit and evaluate vendor and subcontractor quotations.
• Prepare bid proposals, budgets, conceptual estimates, and change order pricing.
• Attend pre-bid meetings, job walks, and project site visits.
• Analyze project risks, constructability issues, and scope gaps.
• Coordinate with project managers and operations teams during project handoff.
• Develop and maintain estimating databases, labor units, and cost histories.
• Collaborate with engineering, procurement, and field teams to ensure estimate accuracy.
• Evaluate value engineering opportunities and alternative design solutions.
• Support contract negotiations and proposal presentations.
• Monitor bid results and maintain relationships with clients, vendors, and subcontractors.
• Ensure compliance with project specifications, applicable codes, and industry standards.
