Job summary

Southern Land Company is seeking a full-time Development Manager to lead the development of a new master-planned community in Moncure, NC. The role requires managing all facets of the project, from permitting to construction and turnover, in coordination with the executive team.

The Development Manager will oversee budgets, schedules, and coordination with architects, engineers, and contractor partners, ensuring timely and cost-effective completion while maintaining strong community relations.

Qualifications

• Proficient knowledge of land use planning concepts and TND form.
• Experience in budget formulation, cost forecasting, and development pro forma.
• Knowledge of Air Quality Regulations and environmental permitting.
• Proficient in reading 2D/3D CAD drawings.
• Strong organizational skills and ability to manage multiple projects.
• Excellent written and verbal communication skills.

Responsibilities

• Coordinate with contractors, engineers, authorities, and inspectors for approvals and permits.
• Oversee development from permits through construction and turnover.
• Engage with government jurisdictions and attend meetings as the development representative.
• Develop and manage development schedules aligning with overall strategy.
• Guide design and engineering process to optimize cost and time.
• Coordinate utility design and installation with internal teams and public utilities.
• Ensure final plats are recorded to support lot delivery.
• Prepare development financial analyses and review proposals and change orders.
