Job summary

American Homes 4 Rent, LP is seeking a Market Construction Manager Rehab to lead rehabilitation efforts for an assigned portfolio. You will supervise a team of Construction Managers, set rehab direction, and drive compliance with budgets, timelines, and company standards.

The role requires 3+ years as a Site/Construction Superintendent, 2+ years of rehab experience on single-family homes, and strong leadership and budgeting skills.

Qualifications

• Minimum 3 years as Site/Construction Superintendent or related role.
• Minimum 2 years rehab of single-family homes in corporate environment.
• Minimum 2 years managerial experience with direct reports.
• Bachelor’s degree in Construction Management, Building Science, Civil Engineering, Business Management, or related field.
• Valid driver’s license.
• Proficiency in Microsoft Office Suite and Microsoft Dynamics CRM.
• Strong leadership, negotiation, budgeting, and communication skills.

Responsibilities

• Evaluate construction scopes, review vendor bids, and participate in negotiations.
• Oversee home rehabilitation through all phases for quality and budget compliance.
• Determine rehab/design strategies, establish schedules, monitor costs against estimates.
• Conduct QA inspections and document findings; address recurring issues.
• Interact daily with stakeholders, general contractors, subcontractors, and city inspectors.
• Prepare and present monthly, quarterly, and yearly reports to evaluate market performance.
• Coordinate with Construction and Property Management to identify opportunities and address challenges.
• Monitor industry trends to identify growth opportunities and potential challenges.
