Job summary

Arrived is scaling a national real estate investment platform. As Manager, Property Accounting you’ll lead the Property Accounting Operations team, own the monthly close across our portfolio of property issuers, and partner with Finance, Investments, Asset Management, and Operations to ensure books are accurate and audit-ready.

You’ll drive complex accounting, including acquisitions, dispositions, taxes, escrows, and 1031 exchanges, build scalable processes, leverage automation and offshore

Qualifications

• 7+ years progressive accounting experience, ideally in real estate.
• Experience leading accounting operations, managing month-end close processes, and developing accounting team members.
• Strong understanding of GAAP, balance sheet reconciliations, and financial statement preparation.
• Experience managing accounting across multiple entities or a complex investment portfolio.
• Strong cash accounting and reconciliation experience, including oversight of accounting controls.
• Demonstrated ability to investigate complex accounting and operational issues and independently drive solutions.

What Will You Do as the Manager, Property Accounting?

Arrived is scaling a national real estate investment platform, and our Manager, Property Accounting will serve as the operational lead for our property accounting function, with ownership of the overall close across our portfolio of property issuers.In this role, you’ll lead and develop the Property Accounting Operations team while owning complex property accounting, cash accounting and controls, and the accounting operations behind new property-related initiatives. You’ll partner closely with Finance, Investments, Asset Management, Operations, and the broader Accounting team to ensure our books are accurate, audit-ready, and scalable as we grow.This is a great role for someone who is highly analytical, enjoys solving complex accounting and operational problems, and can move comfortably between digging into the details and seeing the bigger picture.

Property Accounting Leadership & Close

• Serve as the operational lead for Property Accounting and own the overall month-end close across our portfolio of property issuers.
• Lead, mentor, and develop the Property Accounting Operations team, providing review, guidance, and clear accountability.
• Oversee closing entries, reconciliations, and property financials, ensuring accounting is complete, accurate, and timely.
• Own complex and non-routine property accounting, including acquisitions, dispositions, property taxes, escrows, and other real estate transactions.
• Proactively identify accounting and operational issues, investigate root causes, and independently drive them through resolution.
• Partner with the Controller on matters requiring technical accounting judgment and with the Manager, Financial Reporting & Audit to ensure issuers are ready for financial reporting and audit review.

Cash Accounting & Controls

• Oversee cash accounting and reconciliation across property issuers, ensuring cash activity is accurately and timely reflected in the books.
• Establish and maintain a strong daily cash reconciliation process as a key upstream accounting control.
• Oversee accounting related to property closings, IPO escrows, intercompany transfers, and other issuer cash activity.
• Investigate and resolve complex cash discrepancies and identify opportunities to prevent recurring issues.
• Leverage automation and offshore support for recurring cash processes while maintaining appropriate review, controls, and accountability.

Cross-Functional Partnership & New Products

• Serve as the accounting lead for new property-related products and initiatives, including our 1031 exchange program.
• Partner with Finance, Investments, Asset Management, and Operations to understand new transactions and establish appropriate accounting processes and controls.
• Support accounting activity that connects property issuers with Holdings & Affiliates, including Short-Term Notes and intercompany activity.
• Build scalable accounting processes for new transactions, entity structures, and investment products.

Build & Scale

• Identify opportunities to automate recurring accounting processes, strengthen controls, and improve close efficiency.
• Build standardized workflows, reconciliations, and review procedures that scale with our growing portfolio.
• Effectively leverage technology, automation, and offshore resources to reduce manual work.
• Maintain audit-ready accounting and supporting documentation throughout the year.
• Identify repeatable accounting and operational challenges and turn them into sustainable process improvements.

Qualifications

• 7+ years of progressive accounting experience, ideally in real estate.

• Experience managing accounting across multiple entities or a complex investment portfolio.
• Strong cash accounting and reconciliation experience, including oversight of accounting controls.
• Demonstrated ability to investigate complex accounting and operational issues and independently drive solutions.
• Highly analytical and detail-oriented, with the ability to balance hands-on problem-solving with broader operational oversight.
• Strong organizational and communication skills with an ownership mindset and the ability to operate effectively in a fast-moving environment.
• Authorized to work in the U.S. and fluent in English.

Nice to Haves

• CPA certification.
• Real estate accounting experience that includes acquisitions, dispositions, escrows, and property taxes.
• Experience in prop-tech, fintech, or regulated investment environments.
• Familiarity with Sage Intacct or similar accounting systems.
• Experience with accounting automation, offshore resources, and process improvement.
