Job summary

Macerich is seeking a Manager, Preconstruction for its Phoenix properties. The role coordinates design, estimating and planning across projects, partnering with Development, Design & Planning, Construction, Tenant Coordination, Leasing and Operations.

The position requires 5–7 years in construction PM with 3+ years in estimating, strong cost analysis and budgeting skills, plus proficiency with estimating software and MS Office. In-person office work is a priority with flexible Fridays.

Qualifications

• Bachelor's degree in Engineering, Architecture, Construction Management, or a related field preferred.
• 5–7 years of construction project management experience, preferably within retail development or commercial construction.
• At least 3 years of experience in construction estimating, including cost analysis, budgeting, and bid preparation.
• Experience with estimating software and Microsoft Office Suite, with advanced Excel skills preferred.
• Experience with general contractors or retail developers is preferred.
• Knowledge of estimating methodologies, budgeting and forecasting.
• Excellent communication and collaboration across teams.

Responsibilities

• Track assigned portions of the project budget through design and preconstruction.
• Create RFPs, bid, and manage consultants during the design phase.
• Track and follow up on bid analyses and present to Senior Manager or AVP.
• Process changes including changes orders; ensure accuracy.
• Assist with milestones, design development, and constructability reviews.
• Ensure design phase milestones and approvals are met per schedule.
• Hand-off responsibilities during transition to construction.

About the Role:

The Manager, Preconstruction is responsible for planning, coordination, and management of the design, estimating, and planning phases of construction projects at each assigned property. Managers, Preconstruction must work in partnership with Development, Design & Planning, Construction, Tenant Coordination, Leasing and Property Management/Operations to achieve the department’s business goals and are expected to do so on numerous projects concurrently or on a large project with assistance/oversight from a Senior Manager or AVP of Preconstruction.

What You Will Do:

• Interface with Development, Leasing and Operations to respond to the need for conceptual estimates on potential development, leasing-driven and CAPEX projects.
• Create initial project schedules and clearly define project scope to accompany the conceptual estimate.
• Prepare estimates or portions of estimates for review by the Senior Manager or AVP of Preconstruction.
• Perform site reviews and develop property condition reports as necessary.
• Assist the Senior Manager or AVP of Preconstruction to develop the project site logistics / phasing plan.
• Touch base with the contracting community periodically to stay current on construction cost information.
• Track assigned portions of the project budget through the development, design, and preconstruction process.
• Create RFP, bid, recommend, and manage civil engineer, soils engineer and surveyor during the design phase, as determined by the Senior Manager or AVP of Preconstruction during the design and preconstruction phase.
• Track and follow up on the RFP's bid analysis and present for review to the Senior Manager or AVP of Preconstruction.
• Process contractor/consultant changes including ensuring accuracy and verifying all aspects of each change order for assigned projects.
• Prepare reports and distribute accordingly on specific aspects of the preconstruction program as designated by the Senior Manager or AVP of Preconstruction.
• Assist Design & Planning during schematic design, design development and construction documentation to provide constructability reviews and updated project estimates when defined in the initial project schedule
• Ensure that the project moves through internal approvals and the design phase in accordance with the initial project schedule. Update & maintain the initial project schedule as required. Communicate important design/development/preconstruction milestones to the project team as often as is appropriate.
• Take responsibility for the project during the transition period to ensure a clean hand-off in accordance with the project transition timeline identified by the Senior Manager or AVP of Preconstruction.
• In conjunction with Construction, when needed, create RFP, bid, interview, select and write contract for the general contractor(s).
• Track and organize project information, documents and correspondence. Work with TC and the Construction PM's to obtain historical cost data in the appropriate formats and input into the cost database.
• Assists with group goals and objectives relating to estimating, the cost database, and preconstruction.

What You Bring:

• Bachelor's degree in Engineering, Architecture, Construction Management, or a related field preferred. Candidates with equivalent combinations of education, training, and relevant experience will also be considered.
• Minimum of 5 to 7 years of construction project management experience, preferably within the retail development or commercial construction sector.
• At least 3 years of experience in construction estimating, including cost analysis, budgeting, and bid preparation.
• Professional development or industry-specific education through organizations such as ICSC or similar associations is highly desirable.
• Experience working with a nationally recognized general contractor, commercial builder, or retail developer is preferred.
• Strong knowledge of construction cost estimating methodologies, project budgeting, and financial forecasting.
• Proficiency with estimating software and Microsoft Office Suite, with advanced Excel skills preferred.
• Ability to read, interpret, and analyze construction drawings, specifications, contracts, and related technical documents.
• Demonstrated analytical, quantitative, and problem-solving abilities with a high level of attention to detail.
• Strong organizational skills with the ability to manage multiple priorities and meet deadlines in a fast-paced environment.
• Excellent written, verbal, and interpersonal communication skills, with the ability to collaborate effectively across teams and stakeholders.
