Requirements:
- Bachelor’s degree in facilities management, construction management, engineering, business administration, industrial technology, or a related field. A minimum of three (3) years of project leadership, supervisory, or lead experience and a valid driver's license are required.
- Experience working with commercial, governmental, educational, industrial, or similarly complex facilities.
Equivalency:
- An associate degree in a related field and seven years of progressively responsible experience in facilities operations, maintenance, construction, or a related field. Any equivalent combination of education, training, and/or experience as approved by the Human Resources Department.

Purpose and Scope:
Reporting to the Director of Facilities and Construction, The Manager of Facilities provides leadership and oversight for the daily operation, maintenance, safety, appearance, and functionality of the College's buildings, grounds, infrastructure, and physical assets. The position ensures facilities are safe, reliable, welcoming, and appropriately maintained to support instruction, student services, employees, and the broader College community. The Manager leads assigned facilities personnel; coordinates preventive and corrective maintenance, grounds, custodial services, building systems, work orders, vendors, contractors, campus events, and special projects; and promotes accountability, customer service, safety, and continuous improvement.
Duties and Responsibilities:
- Direct the daily operation and maintenance of College buildings, grounds, utilities, infrastructure, custodial services, and other physical assets.
- Supervise, train, schedule, and evaluate assigned facilities employees; establish performance expectations and promote accountability, teamwork, safety, and customer service.
- Assign and prioritize work orders, preventive and corrective maintenance, inspections, repairs, renovations, system upgrades, and other facilities projects.
- Oversee the operation and maintenance of HVAC, electrical, plumbing, mechanical, building automation, life-safety, and other facility systems.
- Assist in developing and monitoring the facilities budget; oversee expenditures, purchasing, inventory, equipment replacement, and the responsible use of College resources.
- Coordinate and monitor contractors, vendors, and service providers; assist with scopes of work and ensure work meets applicable safety, quality, schedule, and compliance requirements.
- Ensure facilities operations comply with applicable laws, regulations, building codes, OSHA requirements, accessibility standards, environmental requirements, procurement procedures, and College policies.
- Maintain required inspection, testing, certification, maintenance, inventory, and compliance records.
- Collaborate with College departments to coordinate facilities needs, minimize operational disruptions, support campus events, and communicate maintenance or construction impacts.
- Coordinate facilities-related emergency response, after-hours coverage, and continuity-of-operations activities during outages, severe weather, campus closures, and other emergencies.
- Recommend improvements to facilities systems, processes, sustainability practices, safety, reliability, and operational efficiency.
- Perform additional duties as assigned.
Knowledge, Skills, and Abilities:
- Knowledge of commercial or institutional building maintenance, preventive maintenance principles, and facilities management practices
- Working knowledge of HVAC, electrical, plumbing, mechanical, building automation, and life-safety systems.
- Knowledge of occupational safety standards, building codes, accessibility requirements, environmental regulations, risk management practices, and emergency preparedness.
- Strong supervisory, organizational, team-building, customer-service, and problem-solving skills.
- Ability to establish priorities, manage multiple projects and competing deadlines, and respond effectively to time-sensitive operational issues.
- Ability to supervise employees across multiple skilled trades and operational functions and promote cross-training and continuity of operations.
- Ability to assist with budget development and monitoring, forecast costs, manage vendors and service contracts, and responsibly manage institutional resources.
- Ability to read and interpret plans, specifications, blueprints, schematics, technical documents, manuals, and facility drawings.
- Ability to assess building system performance and recommend energy-efficiency, sustainability, lifecycle, and risk-mitigation improvements.
- Ability to communicate effectively with employees, administrators, faculty, students, contractors, vendors, external agencies, and members of the public.
- Ability to use computerized maintenance management systems, work-order systems, email, spreadsheets, and other standard business technology.

Supervisory Responsibility:
Provides direct supervision and leadership to assigned facilities employees and may oversee custodial, grounds, maintenance, skilled trades, and other operational personnel. Provides direction and coordination to contractors and vendors performing work on College property.
Work Environment and Physical Demands:
- Work is performed in office settings and active construction, renovation, and campus environments
- Regularly use a computer and communicate information orally and in writing
- Frequently walk, stand, climb stairs, and navigate uneven or active work sites
- Occasionally stoop, bend, kneel, crouch, reach, and lift or move materials weighing up to 25 pounds
- May be exposed to noise, dust, weather, moving equipment, and other conditions typical of construction sites; required protective equipment must be used
- Must be able to travel between project locations and respond to urgent project matters outside regular business hours when necessary
