Job summary

Otis Elevator is seeking a Manager, New Equipment Field Operations to provide day‑to‑day management and training of field staff, including employee selection and development, field training, and safety in the Lanham, MD territory. You will report to the Sr, Manager NE/MOD in Lanham, MD.

Qualifications

• 5+ years of management experience in the construction or elevator industry.
• Elevator industry experience is preferred.
• Strong leadership, communication, and presentation skills.
• Solid business decision making and financial acumen.
• Bachelor’s degree is highly desired; with 5 years of experience, or a high school diploma with 10 years of relevant experience.

Responsibilities

• Develop and maintain positive, cooperative, team‑oriented relationships with coworkers, supervisors, managers, clients and others in contact with the job.
• Maintain customer quality assurance; emphasize safety, manage expenditure of labor, materials and other assets.
• Communicate with contractors, owners, architects and designers, and state/local authorities regarding project design, preparations and scheduling.
• Improve efficiencies and accuracy of estimates.
• Oversee contract writing/administration, billing, payments, RFIs, change orders, and cash flow.
• Ensure sales goals are achieved and both new and existing customers are cultivated.

This individual will also lead operational efforts, managing costs while ensuring superior customer satisfaction. You will report to our Sr, Manager NE/MOD in the Lanham, MD territory.

On a typical day you will:

• Must be able to develop and maintain positive, cooperative, team-oriented relationships with co‑workers, supervisors, managers, clients and others in contact with the job.
• Maintaining customer quality assurance; emphasis on safety, managing the expenditure of labor, materials and other assets.
• Communicate directly with multiple representatives of the general contractors, owners, architects and designers, also State and Local authorities and regulatory agencies concerning project design, preparations, and scheduling of installation for the equipment.
• Improving efficiencies and performance to estimate.
• Knowledge of the principals of cost estimating, scheduling and contract administration is preferred.
• Ability to accurately interpret construction contractual documents and contract modifications to determine cost of such change.
• Accurately analyze situations and assist in developing contingencies for estimates.
• Candidate should be versed in contract writing and administration, and will perform customary construction process duties that include managing billing, consultant and contractors’ payments, processing RFIs and optimizing change order opportunities, as well as maximizing project cash coverage.
• Ensuring sales goals are achieved, new customers are added to increase revenues, and relations with existing customers are maintained.

What you will need to be successful:

• 5+ years of management experience in the construction, elevator industry, or related industry required.
• Elevator industry experience is desired.
• Candidate must demonstrate solid leadership, effective team building, strong communication and presentations skills to effectively develop relationships with internal customers and external customers.
• Assertive, goal‑oriented individual who is a team player.
• Must have demonstrated good business decision making in previous positions.
• Strong sales and financial acumen.
• Must have strong computer skills.
• Bachelor’s degree highly desired, with 5 years of experience.
• High school, or equivalent, plus 10 years of relevant experience.
